Hello,

Looking to move into the new part of Trophy Club and hoping to get some help from current residents. In particular interested in Khov builder.

1) How much were you able to negotiate from the builder's listing price (factor in incentives etc) - a rough breakdown would be helpful

2) any tips to look out for in that part of trophy club - builder tricks or just i wish i knew things

How much they discount depends on where they are with the construction process. If you build from scratch the discount is not as good as if you get a Spec home already or nearly built.

I would also encourage you to look at a few other builders then the one you mentioned.

People who bought from KHov had problems. Standard Pacific seems to be the builder of choice out here. They work fast and efficiently and they take care of minor problems as they occur.

Make sure you have it inspected, by an independent Inspector of your choice, prior to taking possession.

I disagree. If Drees has something that works that would be my number 1 choice. As stated above, no matter who builds get an out side inspector. The builders all make mistakes, you might as well get them to fix them before it becomes your problem.

Not to swell the heads of Real Estate Agents, but I certainly have to disagree with you on that. I would certainly use a RE Agent that is familiar with new home construction sales, and make sure you sign a buyer agent agreement. A good Agent can tell you a lot about the builder's current status, what homes were selling for, any discounts they might offer, and how to negotiate for a better price if the builder is known to do so.

Escanlan, I agree 100%. A good agent who knows new construction can improve the clients decisions tremendously and add a lot of value to the final product. There are hundreds of decisions from picking a lot to the way the house sits on the lot and many other decisions.

I help about 20-30 buyers a year build and our houses always turn out better then when you have no input.

The trick is to find someone who has the background and experience in construction. There are a lot of agents who will tell you they can get the job done but less than 10% truly know the new construction business.

For example on this thread... how many can really talk about the difference between Standard Pacific & Drees. Not many.

Well that is the trick, the vast majority of RE agents dont know anymore than the average consumer. I'll admit there are some very good ones, but generally only the top 5%. Most agents know nothing about siting or construction for that matter, plus the builder has to pay the commissions which means that there is less negotiating room for a saavy consumer.
