Former Fort Worth resident wishes to return to area soon. Has horses--needs (would like) a nice house with 2 + acres of land, hopefully a barn.

Been looking on these real estate sites and the taxes on some of these places are!!!

Here in MS it's like $1600 a year for 2700 square foot house + 3 acres + a barn.


Any suggestions on where I could look? Around Fort Worth...Weatherford? Burleson? Granbury?

Like Weatherford especially and was curious if that's a more reasonable area?

I REALLY want to move back, any ideas appreciated!


Oh yeah, house could be smaller than 2,700 square feet...

Are there any real estate web sites that list the amount of that tax, too? Some seem to, but only in certain areas...

I just may not be able to move back because of that.

I could see paying $1600 a MONTH for that kind of rental property. But $1600 a year is way too cheap. That doesn't even cover the owner's property taxes.

To the OP: you are aware that TX has no state income tax? They make it up on the property tax. For many people it evens out. Also, they have a homestead exemption, which Miss. did not when I lived there, so that lowers your taxes. I think (but am not sure) that the MLS tax am't is before the homestead exemption is applied. TX has much better schools generally than Miss., which is where a lot of that tax goes.

Just a minor correction:

Mississippi does have a homestead exemption too.

But the no income tax thing and the much better schools absolutely makes Texas more attractive!

Thanks for the correction! I've been gone about 9 yrs and my memory ain't what it used to be. Or maybe they aded it since then. Either way, they have it now.

there are MLS sites that do give the current taxed paid and there are real estate sites that don't--

age, improvements, out buildings, location, school district, whether or not there is an AG exemption for that land already in place could all have something to do with taxes...and the pricing of property

IF you buy a property that has a curren ag exemption, the taxes can be much lower than what you will be assessed--because you will not be able to carry the previous owner's ag exemption over to your ownership from what I understand--

you can ask on the REAL ESTATE thread of city data
or maybe send a PM to naima--who is real estate agent in Dallas area--she might know about the ag policy...

and frankly the reason MS has such cheap tax rate is one reason their schools are in such deplorable state...
you get what you pay for...

It's difficult to get Ag by just owning horses unless you have at least one broodmare that is bred EVERY YEAR. Most counties I'm familiar with (Hunt, Rockwall, Kaufman) require that. Even if you get the previous owner's Ag exemption, you will likely lose it unless one of those horses is a broodmare.
