My wife and I own a home on the Northside (north of 820, west of 35W) that we are currently renting out. I'm in the military so we don't currently live in the area. We are thinking about putting the house on the market because we just don't have the time to deal with it anymore. Our renter has been great, but we just want to move on to other things and this house is somewhat holding us back.

So my question is, for those in the real estate business or are selling or have sold a home recently, how is the market in that area? I know the problem we had in the past was they were building so many homes in the area that it was hard to compete with a new home, even though I felt ours was nicer than what the builders in the area were offering. If the market isn't great, the only thing we can do is find a new renter (ours is leaving) or take a hit on the home, which of course I don't want to do. So I'm just looking for an overall feel for sellers in the area and if it's worth putting it on the market right now. Thanks.

I'm neither a realtor, seller, or a recent seller in this part of Texas, but I can tell you that I live close to the area you are describing and many new homes are still being built.

The problem you are going to run into is that this area is far from being landlocked and the type of people who are going to buy a home this far out are looking for big bright and shiny brand new homes, which yours isn't because it is "used" no matter what kind of care you have taken of it and what extras you have put into it. That doesn't matter. Shoppers want brand spankin new, and these homes are like cars- as soon as you drive it off the lot it has lost some of its value. Even if you have lived in your home for one month, it has lost its value for obvious reasons.

As long as you are realistic about the price and price it aggressively (homes out here that are "used" languish on the market at anything above $70 per square foot from what I have seen), but get a good realtor (there are several who post here) and determine what you can afford to lose if you choose to sell in this current market.

will PM a Real estate site that I think covers that area--at least it has Haslet, Saginaw, Wautauga, Roanoak, Justin listed...
check the drop down menues under Denton county and find the towns/neighborhood you are in...
there should be tab for each MLS listing that has link to real estate info for that area with past months of data for prices/houses sold, etc...
should give you some idea of what is going on...
plus you can check the MLS listings' prices...
