There is an ornamental tree next to where I park that in august starts dripping this stuff that stains my car, by Sept. It start as dropping rotten things that look like rotten crab apples. None of the other tree of the same type do this. How do I get this tree healthy. As this is my only assigned parking spot and complex will not take it out. Please help.

If you could post a picture of the tree, including a leaf closeup, you might get a definitive answer.

But here's a wild guess - the trees are an ornamental variety of a species which has unisex individuals, and your parking space is under a female tree surrounded by male trees. If so, it is perfectly healthy.
