It blooms once a year, is green all year, and the flowers have a very sweet floral scent. It also puts off some kind of a roundish seed pod, about 1/2" in diameter.
Thanks everyone. Pittosporum it is then. I've never pruned it in the 6 years I've lived here. I just give it a little water in the Summer and wait for the payoff in the Spring. It's very drought tolerant and makes it through our scorching (100-114) Summers with very little water.
The trunk reminds me of an old Modesto Ash, but the leaves look a bit too 'serrated', and I am not sure if they are in S. California. I grew up with 2, but my home was in-between Stockton and Sacramento. The leaves on a Modesto Ash turn to a pretty yellow and then drop...
