We are having an appraiser coming to our house within the next couple of days. We dont have much time to fix up house. Just wanted to know if it makes sense to replace ceiling tiles if they have signs of water damage -- even though it was just our upstairs neighbor making a water damage once a long time ago? And if it makes sense to fix smaller holes in the wall even though we will not have time enough tho paint the whole wall, or if it just make it look like we are trying to 'seduce' the appraiser?
I am not from US and not used to this appraiser-thing, so I hope somebody can help me quick?
I think you posted this i the wrong forum, but...
appraisers are there to evaluate the existing condition and for signs of prior damage.
So yes, things like water stained ceiling tiles would be on the short list of easy remedies.
But don't change just the one or two if all the others will look aged or discolored in comparison.

NO THEY'RE not there to tell you about existing conditions? They are there to tell you about of the condition of the house when they inspect it.
