Just looking for opinions

We currently rent a place a couple of blocks from the kids school and my work. Its a duplex and has not had a single update since it was built - very very basic living. I walk the kids to school then on to work myself 75% of the time. Its a K-12 so they will be there for the duration.

We have the chance to move to a much nicer place that is about two miles away. Its a single family home with nice new appliances and flooring. I REALLY like this house, but it would mean no more walking and thats something I like being able to. The neighborhoods and rent are comparable.

What do you think? Anyone made this call before and have advice?

Why don't you get with your landlord and tell them you're considering moving because the place needs updating.
If he says it'll cost too much to put in new appliances and flooring, ask how much more the rent would have to go up to make it worth his while. Then negotiate.

I agree, just ask for a few updates, it only takes a few things to bring a place up-to-date. An accent wall, new or like new dishwasher, faucets, refrigerator. The way you decorate really can make the difference actually. Being close to school where you can spend time leisurely walking with your child and you getting exercise and fresh air is more important than comestic beauty of a home IMHO

The tradeoffs sound like not walking to school, but you could still take walks w/ your children. Will they be in the same school? If all things are equal, except the walking and the new house would be nicer I'd go for the house every time.

For me I would prefer a nearer home to my work. It is less stressful when going to work. Besides there are also so many ways O can do to improve what needs improvement

I'd stay close to work and school. Sounds like you've got a great situation there. Two miles is not far, but it's still going to mean a lot more time in transit compared to what you're doing now, and really, nothing really compares (in my mind) to the convenience of just walking a couple of blocks to get to where you need to be. It's great for the kids, too. Perhaps stay put for now, but keep an eye out for nicer rentals in your current neighborhood? We've always prioritized location in our housing decisions, although have still only a few times been so lucky to live that close to work or school. I absolutely LOVED my three block commute when I had it, though, and I do like being able to walk my son to school.

I general, I highly favor being closer to work.. but I still need some minimum standards for the place I live (i.e. reasonably safe neighborhoods, convenient parking, shopping nearby, etc.)

Note this is for Renting.

If I were to buy a house, I'd try to find one in the center of my metro area so I'm reasonably close to all locations in case I switch jobs..

As long as the home is not a health hazard there is no update required by the landlord and it is their property and their choice to update or not.

As far as the living situation it is up to you which to choose since you are the one who it affects. You have to weigh the pros and cons of both homes and see which is the most important to you. Even at 2 miles away you could still walk to school and work but again, the change in time frames and how it will affect your daily living is something that you alone know if it will work out the best for your family.
