I always negotiate a professional cleaning service, paid for by the seller, before moving in. As for the carpet, I would just ask that they rip it out and refinish the wood floors.

I don't get the walk through after closing either.

Thanks everyone. I guess I am just miffed but will probably have to live with it. I must be part of the older generation (at the age of 34 lol) because the last house I sold was very clean upon move out.
Thankfully we have a month before we have to be out of our current place so time is allowed for all the cleaning and repairs. It's quite apparent they did not maintain the property-the air filters hadn't been changed in years. So sad because it is a gem of a house. I will have it back up to where it should be in no time. Of course I am a clean freak.

Take pictures of all the stuff left behind. Your realtor should be able to get you compensated for that....a walk through after closing makes no sense. Is there money left in escrow for whatever walk through turned up?

I would want new carpets anyway and expect to pay for it myself. If there are wood floors underneath, I'd get them refinished & use area rugs---persian rugs specifically.
