Selling an occupied home is a pain in the ass for the seller. Nothing new here.
Make the beds, keep the dogs confined, and the kitchen straight. Nothing new here.
If the seller wants to sell, there will be annoyances. If the seller wants to place obstacles in the path of showing agents, they could prolong the process. It's give and take.
In some markets the home will have multiple offers the first day. The sellers don't have to make the bed anymore.
If the home isn't priced right, the seller will have to put up with this invasion of privacy for weeks or months.

We're selling our house. I'm a part time worker and live with my dad. He put the house on the market in the middle of last year. Lately we've been having problems with agents showing up as early as 2 hours and not calling us to tell us they would be early.
On of these agents actually lied about calling us. The company who is selling our house has both of our phone numbers. The agent who showed up 2 hours early argued with me saying that she called me dad. If one of us hears from the company or agents we call the other to let each other know.
My dad is always great about telling me when someone is coming to see the house. So you can imagine my surprise when the agent shows up 2 hours early. She didn't even leave a voice mail to let my dad or me know, despite her telling me that she did. My dad even checked his voicemail and it showed nothing.
We called the main agent for the company and she said she would remind the agent to keep appointment times or call us beforehand.
Same thing happened a few days ago. They showed up a half hour early without calling us. Granted, a half hour early is okay since I was already heading out the door.
But the 2 hours early is extreme plus the lying to us. I could have been taking a shower lol.
Tonight someone is coming between 5:00 and 6:30. Is this common to have a house shown this late night? How do you deal with this?
2 hours early is flat out unprofessional and disrespectful. Unfortunately, the RE crash has not flushed out all the less professional agents.
OTOH, if you want to sell you must be more flexible within reason of course. A showing from 5-6:30 is really no big deal in the scheme of things if it means a legitimate buyer is possibly visiting your home. Just go to Starbucks (etc.) or the public library during those (inconvenient) showings. Humans adapt
You're not going to hear me talk about how awesome agents are. On the flip side, one of the hassles with selling a home is that when it's on the market, you need it in "showing condition" 24/7. If you do that, these crappy agents won't harsh your mellow one bit since the house is already mint. If your're in the bathroom, lock the door.
Doors are locked but the company has a key as well.
They did walk into me just finishing up my shower. Thankfully I was already dressed lol! This was for the 2 hours early agent.

Oh and they didn't show up for the 5:00 to 6:30 showing. No card. The agents always leave a card on our counter by the company's small display of poster. Nothing. Wish they would call if they are a no show. Otherwise I'm out for 2 hours (which includes the drive into town and back)
I get that it's an inconvenience. Too bad common courtesy is almost dead.
They had a key to your bathroom? Weird, most folks only have privacy locks on bathrooms. :-/
No, no, no. They have a key to the house. They walked in just as I was drying off. Our master bed upstairs as a shower in it. Had the door shut and heard bumping from the living room. Dried off and put clothes on to find the agent showing off the house.
Loads of inconveniences trying to sell house. I could write a book from AZ experience. Try to set boundaries w/ what is and isn't acceptable, but pick your battles wisely. If you want to sell, you have to be very flexible.
