The mountain regions of Georgia, North Carolina, Virginia, and Alabama are practically free of them.

North-Central Alabama is also practically free of them. Texas outside of east-central and southeast Texas also doesn't have them.
Loblolly pines are nice but I generally prefer White pines. The big reason why they are grown in the South is because of all of the paper and mill industries like the fact that they do grow very fast.

When grits are on the breakfast menu.

When grits don't have to be on the breakfast menu, because they come with the meal whether you order them or not! (yes, this really happened to my father a number of years ago - he requested "no grits"; the waitress replied, "They come with the meal so you'll get them anyway").

The only place I've been to in Maryland was Ocean City and I don't recall grits being served with/offered for breakfast.

maybe I'm a bad Southerner, but I've never eaten grits, nor do I have any desire to try them. I've lived in the South my whole life

Yeah I wouldn't expect most places in Ocean City to serve them since it's a tourist town, though I have had them there before.

Yeah it's mostly a vacation area for northerners IMO. Plus, when I go on vacations, I don't eat out for breakfast. Just lunch and dinner.
