I would nominate cities like Winston Salem NC, Greensboro NC and Columbia SC which are beginning to emerge from the shadow of more publicized cities in their respective regions.
Great suggestions. I think Charlotte, NC should be added to the list I think Durham, NC is another good one. I also agree with Greenville, SC
20,000 people a year move into Charlotte city proper. I'm not sure we can consider it a "hidden treasure", haha. It wont win any awards for coolness or beards per capita, but if you're actually interested in living in a place, Charlotte is a fantastic place to be a human being in.
Columbus. Would bet it is the biggest overlooked metro in the US. Most people don't even know which Columbus you are talking about despite having 2 million people.
That's a good choice. Also much of the Rust Belt cities would apply, as they were once "major" American centers of commerce and have a lot of the amenities of larger cities, but at FAR lower prices. The weather isn't always "mild" but you can avoid some extremes in most of the Midwest (except the Northern portions, including Chicago, Detroit, Milwaukee, Madison, Minneapolis and arguably Cleveland). However, I'd consider much of the South/Southeast as having extreme heat/humidity, yet people are throwing out cities in that region so far.
Any metropolitan area over 1 million is not "hidden" anymore imo.
MSA's with population between 300.000 and 1 million that grew by at least 5% in the last 5 years:
Cape Coral
Sarasota
Pensacola
Lakeland
Colorado Springs
Fort Collins
Boulder
Charleston
Myrtle Beach
Provo
Ogden
McAllen
Lubbock
Savannah
Fayetteville
Boise
Durham
Des Moines
Columbus
Huntsville
Lincoln
That list caters to southern and western cities that are not land locked by suburbs and can only grow up rather than out by annexing new developments. A better measure is to look at the growth of the metros.
