If you're able to brave the heat and humidity, you can find everything you're looking for in the Houston and New Orleans areas.

True, but maybe even a degree or 2 warmer in the Winter and less snow than most of New Jersey.

Were you thinking Wilmington DE or NC? DE would have more older neighborhoods. Also consider Richmond VA.

The OP is looking for somewhere without extremely hot summers or harsh winters. Although, some of the places listed are a good choice, it gets really hot in the summer or quite a bit of snow. I think that eliminates a lot. VA or NC is going to be the best options. Big city would mean Richmond, VA or Raleigh, NC so it's not too far to the coast. It's still going to be 2 hours to the coast. IT pretty much is a direct route though. The other option is to live in the suburbs outside of the coast but no big city. (VA Beach, Wilmington, NC, Charleston , SC) DE may put you closer to the water.

Rockaway Queens, walking distance to boardwalk, you can get a deal on a bank REO, sandy damaged bungalow or inexpensive coop/condo for under 200k. And NY property taxes are dirt cheap. Some of the condos that have abatements go for as little as $800 bucks a year and small bungalows like $1,500 a year.

If you are near subway to city dont even need a car. If you get a cheap coop heat, how water and property tax and insurance included in maint

Wilmington is 3.5 hrs from Charlotte, but less than 2 hrs from Raleigh. Super easy drive, too.

Thank you, yes we were thinking those exact areas. Looks like a road trip vacation is in order.

I would prefer to be less than an hour away from the beach, since I can drive 4.5 hrs to San Diego or 2hrs south to Mexico.

Right. Wilmington is on the coast, and you said you'd prefer to be near a major city. If Wilmington isn't big enough for you, you're an easy drive from Raleigh, which is considerably larger.
