I've been in the D.C./Maryland/Nova area my whole life, and have worked here for 2 years now, and even with a well paying job I am finding it difficult to find a nice house with a decent amount of land that isn't a 2 hour commute from downtown.
Any suggestions on other states/cities in the southeast that would fulfill the following requirements? (in order of importance):
1. Less traffic (~1 hour commute or less from downtown)
2. Where I could find a modest house on a decent acreage (maybe 10+ acres, I understand this seems like a lot but this really is something I think I would enjoy) for less than $500k.
3. Where I would be able to realistically find a job in tech/IT/consulting/engineering without taking a massive pay cut (some adjustment would be expected).
4. Being somewhat near a large body of water would be a plus.
Sorry to hear, I feel your pain. I'm in the DC area market now and it's sheer insanity.
Maybe Charleston, SC? That seems to be an up and coming area in the Southeast and they seem to have a pretty decent job market, though I'm not sure what the salaries are like especially in connection with what you're making in DC.
Raleigh/Durham area, Orlando area, Richmond area, Huntsville area, Jacksonville. I'm also pretty sure that you could find a decent tech job in the Baltimore area for a fraction of the living cost of the District. Idk about 10acres for under 500k but it's something to consider. Nashville has a decent tech scene but I've heard that it has gotten more expensive/congested in the area.
Yeah, I'm 23 and been in D.C area my whole live (mostly Silver Spring). Thinking about leaving soon. I've been looking into Nashville or Atlanta, but they aren't much better in terms of congestion, and are getting pricey. Maybe somewhere in South Carolina could suit you.

If you're open to living in a smaller town, check out Cookeville, Tennessee. Government contractor and DC-area SAIC is bringing 300 IT jobs to a "Technology Integration Gateway" in Cookeville and is on a hiring spree. SAIC is bringing a wide range of technology jobs to Cookeville, including jobs in IT services, computer programming, engineering and software development, and will also provide cloud, cybersecurity and data science expertise.
Cookeville is a college town an hour east of Nashville, surrounded by waterfalls, hills, lakes, and thousands of acres of parks. There's excellent schools, a thriving arts and foodie scene, and zero traffic. Here are some examples of what you can get for less than $500k:

This was going to be my suggestion as well. In fact, I wouldn't limit to Pittsboro; I'd expand it to all of central Chatham County west of Jordan Lake. It's the area that's south of Chapel Hill. Given it's proximity to southern Durham County and western Wake County, where a good chunk of the tech jobs are, and the fact that there is still a lot of rural area there, it might be in your sweet spot. Already, the suburbs of Raleigh and Durham are marching into the northeastern side of the county at a torrid pace, so I wouldn't wait too long to grab land.
Other options would be northern Orange and Durham Counties. These areas aren't as hot yet as eastern Chatham and less on the radar than central Chatham. Another option would be northern Lee County and the far southeastern "panhandle" of Chatham County between Sanford and Apex. With access along US1 and NC540 tollroad, RTP and Raleigh aren't difficult to reach.
