We're back to mobile homes and apartments, and none too many at that, mostly in 55+ communities.

$178,000 - 3 bed 2 bath 1490 sq ft - built in 1938


Similar houses in Eugene add $100,000.
Kind of expensive to live in Oregon.

Where I just moved from, in southern Connecticut, 150k gets you nothing.

Where I moved to, in south Florida, 150k gets you a 1 bedroom, 1 bathroom dated condo.

Did you notice the HOA on the Laguna Woods condo? It’s $2,362 a month. We have some of those in San Diego County too, don’t let 55+ fool you.

The only thing you’re getting for $150K is a mobile home where you most likely won’t own the land, or a 55+ senior condo with sky high HOA’s. The days of finding even a studio for that price are long gone.

There is one about 45 miles from downtown San Diego in the foothills of the mountains. You’re at 3,700 ft so you’ll get some snow from time to time. You could conceivably commute from here, and would be about an hour from the beach without much traffic. Pine Valley is actually a cool little mountain town.
