Akron, Wichita, and Detroit are what are closest to your price range. Since you are very laid back in your requirements, seriously consider Detroit. A lot of people rag on it, but when I stopped by it actually looked pretty fun in Mexicantown. There was a really strong sense of community. Lots of bands tour through Detroit as well (hence me being there). Lots of cheap but great grocery stores to cater to the population’s income, and lots of variety in the food too, not just dollar store bread. Seriously recommend.

Winters are by the lakes, but you said you don’t care much for weather. Also, if you miss that massive NYC feel, you can just take a quick drive to Toronto, the fourth largest city in North America.

I hope to one day live in a place with a spirit like Detroit’s. To quote warrior poet Eminem: “It’s Detroit versus Everybody.”

Ugh... it say it’s for the hundred largest metros yet there is no data for Grand Rapids. Got to be the most overlooked city over 1 million metro. I’d recommend GR as well. One of the strongest job markets for metros over 1 million, growing incomes, plenty of income friendly stores in the city. Rents have ruse but are still some of the best bargains for amenities.

The real answer: you don’t need to go to a third tier city. Chicago, Dallas and Houston have tons of jobs and affordable housing.

Edit: are you talking $400/mo per person rent, as in three people in $1200 apt or $400 total. It’s not the early 90’s anymore. Even cheap cities don’t have rents that cheap.

LOL in Fort Wayne I'm paying $495/month for a 1 bedroom apt with all utilities included except for internet. Granted it's a busier, worn out area than I would like but still. There are 1BR houses here(no utilities except for maybe trash and water) that are even cheaper. Studios with just heat/hw can get below $400 here and in the smaller cities in northern Indiana.

But believe it or not there are third tier cities that have cheaper rent than FW, like Toledo or Erie PA. You just gotta be willing to put up with crappy weather, potentially crappy areas and transit, lower wages, etc.

Indiana and Ohio also come to mind. Higher pay than similar areas in the South and a lower cost of living.
