Found some new townhomes here, but they're for rent only. Bleh.
Edit: here they are, I wonder how much they'd sell for. Looks to be near a park or a trail, that's why the street view is barren.

For that area, no. Remodeled houses are fetching a nice price in that part of town. You can still find some 200k gems in that area, but the houses will be on the small side.

This house is smack dab between UNC and Duke/Downtown in a leafy upper-middle class suburban area of the city of Durham. There were 4 offers on it the first day it hit the market.

It’s a nice house, but what’s with the small lot? A 7K sqft lot is what you find in Southern California with the post war basic 3/2, 1,000-1,5000 sqft ranch. Even in recent decades as land value has skyrocketed, and lot size has shrunk in relation to house size, they’re still on lots this size, give or take.

I’m obviously not familiar with North Carolina real estate, but shouldn’t a 2,400 sqft house come on a bigger lot in this part of the country? I fully understand how it’s cheaper and quicker to build when they’re next to each other, but a few thousand extra sqft on the lot isn’t going to break the developer. I’m genuinely curious about this?

This isn't really a Boston suburb. Kingston is down on the south shore near Plymouth. It's suburban-rural-coastal. Location is a few miles from Plymouth which has a really nice downtown. The house is a 19th century house and pre-Victorian at that, more like 1830 than 1880. Not something to compare with your average developer product in NJ, Mass or anywhere else. For people who appreciate old houses it could be a good deal but most buyers will find a ca 1830 house impractical.

Nationwide; houses have been getting built on smaller lots since about 2010ish; especially in high-growth areas. That house was built in 2013 and the Triangle is one of the fastest growing areas of the country.

The yard was actually a pretty decent sized compared to most newer homes around here believe it or not.

That house is off market already. Not sure if it sold or what.

Found a gem.
great lawn, cute little house, has a pool, and its in a nice neighborhood: cost 230k.
It already has 400k saves on Zillow, so it won't last long. I think there's a bidding war and it goes for 290-300k.
