10% seems low to be a boomtown. That just sounds like a healthy-growing city.

25%+ is boomtown to me. Which gives us:

Austin
Cape Coral
Myrtle Beach
Orlando
Provo
Raleigh

..among MSAs or CSAs over 500k

Not nationally, just the states that are being governed like Nazi Germany (e.g. New York and California).
Some southern states are not any better based on unemployment rates.
