In true Boston fashion- this is a Southern Gospel event taking place at a Dominican Bar that sits at the end of MLK Boulevard... in what's a Jewish neighborhood 75 years ago. They also host Empire viewings (when it was on) Red-Sox Yankee games, "Tek weh Yuhself Sundays", "Soul in the City Saturdays", "Sexo en El Playa Fridays"
There are black businesses on Jefferson, Bailey, Main, Broadway and East Delevan, among others(some are on Hertel Ave. in North Buffalo for an example). Most of these streets are either in or close to those neighborhoods.
Major "Deep North" vibes in that its not too architecturally different than new England(obviously newer)- but d man those streets are just so wiiiiide. Its a mix of Midwest and New England. THose wide streets and lack of trees kill the vibe kinda. East Delevan is nice though in terms of street width but still light on the retail. Broadway had some activity too.

Yeah, I would say that Bailey also has a lot of potential and portions of Main would be good to develop with the Metro Rail running under/along it.
The Rochester street views I added generally aren't as wide.
I'm surprised that you didn't mention Mattapan/Mattapan Square, which would seem to fit a lot, if not all of the criteria.

Most of those are the same strip. It looks like a main street downtown area. Is that downtown Hyde Park? Looks really nice and I noticed a few restaurants and tons of businesses. Is it mainly Black owned businesses along that corridor? I assume this is the same area you posted prior that was over 70% Black.

About 5 minutes from Hyde Park and very close to my childhood home is the pedestrian area of Mattapan Square. Clary Square (downtown Hyde Park) was equidistant to me from Mattapan Square, Mattapan might be slightly closer.. The thing is Mattapan is poorer with poorer retail and less African American (but much blacker-mostly Haitian and Nigerian)

That area reminds me of what a restored Historic Anacostia in DC could be after everything is built. DC has a long way to go though. Boston seems light years ahead of DC in their Black neighborhood retail saturation.

Wow, there is so much potential to build up those areas. Do you see mid-rises taking off in all these commercial areas? I could definitely see 4-6 story buildings lining these streets with retail on the first floor filled with nice brunch spots with music, grocery stores, banks, cleaners, etc. Do you think the young Black professional population would move into apartments and condos along those corridors if they build new buildings?

What kind of Black population growth is Rochester seeing? There is a lot of potential for revitalization. Do you see the area attracting population growth? There are some beautiful detached single-family historic homes in your links. Reminds me of Detroit which also has stately detached single-family homes.
