I was looking to buy in Prescott, AZ, then St. George, Utah. Suddenly there is a rush of people moving there. Prices are out of control.

I don't mind if a place is far from conveniences. I'm just looking for good weather and affordability (and preferably low crime). Looking into places like Kanab, UT, and Alpine, TX....places so far away that they're safe from overcrowding. What are some others?

Kinda hoping for drier climate, but I didn't mention that.

New Mexico. Plenty of small towns with milder weather. It’s a slow growth state too so no crowds flocking there.

The majority of WA and OR are mild all year, and outside the big cities it isn't too expensive.

El Paso is very low crime and affordable. I'd say it's mild weather overall as while it does get hot in the summer it is dry and at elevation. You will get dust storms from time to time though

I agree, along with lack of concern now and in the future of water availability or threat of uncontainable wildfires.

I don't know what your definition of affordability is, but compared to here, a quiet, low-crime place with mild weather all year (but 84" rain) is Harbor, Oregon. Median home price is about half of ours, at $699k. Even more affordable, with mild temperatures and less rain at 46" is Eureka, CA, median home is only $406k.

Far western Oklahoma. The small towns around Elk City or Altus, OK. I would assume the same for the panhandle of Texas too, say around Amarillo. Anywhere around Clovis, NM. Lots of farm/ranch country around all those towns.

I second New Mexico. Albuquerque has a pretty similar climate to Prescott, and most of the state is similar in that winters are sunny and cool (high 40s - low 50s during the daytime) and summers are not too hot because of the high elevation. That said, there is a lot of poverty in the state as well as a lack of economic opportunity, which is what keeps it much more affordable compared to other western states.
