Remember ZPG zero population growth? It was an awareness movement 50 years ago that brought attention to the fact that increased population, other than by just replacing ourselves, would lead to a major drawdown of resources. Voila. Here it is. Even with all of the improvements in agriculture to feed us, and technology to tweak some of our materials needs, doubling the population has led to predictable consequences. So don’t expect the same benefits seen 50 yrs ago.

I wonder which of these metro areas are actually infilling/gentrifying/increasing density around the core and which ones are mostly just building single family homes on the outskirts of their metro and just digging their hole even deeper?

I'm guessing a metro having no room left to expand makes a huge difference and once that happens most construction takes place in the densest/most desirable core areas instead of the outer areas?

Maybe he meant SFHs, but his term encompasses both.

Another factor might be that there are less undocumented laborers now vs. 2005 - for example.

A lot of people don’t want to admit that and blame other causes, but those cheap houses built across the Sunbelt over the last few decades were artificially cheap due to low labor costs from undocumented workers.

So glad we were able to buy a house in our late 20's (almost 5 years ago) before things got crazy. The value of our home has gone up over $60k in the last few years. That being said, I am very worried about what things will be like in 10-15 years when my kids are adults. This country is not trending in a positive direction at all. Doesn't seems to bother our government "leaders" though.

Looking at the Spreadsheet links Year to Date

Total 1 Unit 2 Units 3 and 4 Units 5 Units or More Num of Structures With 5 Units or More.

The Census reports appears to aggregate single family with multi-family construction. By Financial institution regulatory definition, 4 or more units are condos/co-ops. My list is strictly Single Family Residences which also excludes Town Homes. published the source in response to another post in this thread.
