I would guess people making $250,000 prefer larger homes if they are buying and Class A buildings if they are renting. Neither of those things are prevalent EOTR. I would assume the only areas with households making over $250,000 EOTR mostly live in Hill Crest and Penn Branch which have large single family detached houses. Am I right?

I would guess Black people making over $250,000 would live in these neighborhoods below in the future, but not now with what is currently there. It will be very interesting to see these number over the coming years as all this is built.

Other things sat in my mind too:

when I was 18 i was headed home on a local road at 3 am driving fast to get home and to sleep. Probably like 40 mph in 30mph zones, 5 minutes from home. A cop pulled me over I explained i was going home- got a warning was gone in 2 minutes. The same thing happened in Baltimore maybe 2 years ago, warning.

In DC I was finishing a 13-hour uber shift driving 79 mph on I-95 getting off on exit 13 Ritchie Highway, cop pulls me over before the exit - a black man. I told him I was speeding to get into a bathroom of exit 13 I had been out 13 hours and lost track of my speed because I was tired I was tryna just go to the bathroom (very badly) and get home to my wife. give me the ticket anyway and told me you cant be going "79 on 95 like that"- DC in a nutshell. Very law and order, not all that personable/lenient. I was speeding is illegal even if it is 79 on the interstate...but DC definitely won't let you forget or slide.

Almost got taken out on 395 South by a drunk driver. Trying to go to HowardHomecoming with friends and it was so packed (as many events are in DC) I couldn't get into the yard, only reason we were kind of late is that we had to do the obligatory DC brunch. $60 cover for Ibiza one time, because the people i was with just felt that we had to do it... Another person in DC said if i was from Boston "it's okay not to be proud of where you are from". I just do not like it..way too much pomp and circumstance, unfriendly folks, and the mecca mentality.

A lot of bad experiences I've either seen or been a part of in DC beyond the ones I've shared unfortunately

I will say this though I felt less racism and segregation in DC than I did in Boston or Baltimore, better nightlife too that's legit. It's also the most beautiful city of the three (only west of the river)

I get it and I think DC gets blamed for the people it attracts. The people who created that reputation came to DC as transplants and they are type A, well-educated, successful, ambitious people and the downside of that is exactly what you're talking about. The real questions is, can one exist without the other? I don't have the answer for that.

cmon now that really is not shade. EOTR isn't beautiful. It ain't terrible, it's green but it's not especially beautiful. Comparatively, Roxbury is definitely more beautiful despite its haphazard development and its (decreasing) number of vacant lots. Baltimore has some beautiful gothic architecture, and its less colorful homes and use of black/gold create a cooler, triller aesthetic than DC EOTR.

EOTR is mostly plain unadorned brick, some areas are nice due to the lushness of the suburban areas and its cleanliness.

As far as I know most black people would go for yuppie Boston over burnt-out Baltimore (both Stereotypes), but I have no empirical data to back it up. But that’s my guess. On top of this most people I interact with do not know suburban Baltimore and what it offers vs. suburban Boston. Most black people are moving to the suburbs of either place anyways.

Id probably agree. Neither city has a good reputation. But think upon visiting and based off job offerings, most black people would choose Boston unless theyre just like totally sworn off Boston due to the racism stigma, which is some people but I don't think most people feel that strongly about that and if seriously considering a move would due some research and also visit.

I think most black people would choose the suburbs of Baltimore over Boston itself, Baltimore City or Boston's suburbs.

But I don't really think they'd choose Baltimore City. Not sure, but just my guess too. If you could afford either- I wouldn't move to Baltimore. It's just a worse city overall really is. A buddy from college just moved to central Boston (Back Bay or something around that area, all I know is his rent is 2k+), for a big time financial job out of college. He likes Boston but he’s just an anecdote, and he also isn’t a picky person as far as living standards/etc. never saw him at the black functions in College, and we don’t have many mutuals involved with the black orgs on campus (he’s not whitewashed either, he’s just not obviously pro-black).

This is the standard black person moving to Boston right now. The black (non-mixed race, non-latino) adult population is objectively increasing in central neighborhoods. They're making good money but not contributing much to the cultural scene. Not nothing... but not much.

There's more black social spots, club nights but still no black-owned clubs in central Boston. But the places we go are:

But to get more on topic. I’m really surprised Fort Worth isn’t doing really well on this metaphorical list.

I’m pretty sure Tarrant county’s fastest growing population (out of the big 4) from 2010-2020 was Black Americans im pretty sure, which is rare nationwide, and even rarer in a fairly black and physically large county.
