Sure, there is lots of people in NYC, but you can only charge so much for a crappy deli sandwich or potato chips, or slice of pizza before your customers decide be better to spend that money at a French place or Steakhouse.
I think that what may be happening with many of those that you mention are that they're owner operated and don't have to make any income in excess of paying salaries. A businessman may look at a pizza shop or a bodega and not see a financial benefit or profit after expenses while an owner/operator is content with making the salary, which is often not very much if calculated hourly.

Some of those places are not owner operated. Some places the owners do man the cash register, but they have other workers doing other tasks. Most likely those workers are underpaid illegals though.

It's kind of a different niche, IMO. I go to Starbucks, Peet's, and Panera all the time and I did it when living in Seattle too. They're typically open pretty late, and reliably have Wi-Fi and outlets (excluding some in "core" neighborhoods that don't want people hanging out too long), so they're good places to hang out and do work in the evening. I wouldn't go to those places to take in neighborhood atmosphere, or host a meetup there.

I'd love to give back half of the dunkins and instead open a few small coffee shops. The type that serves real coffee. Not a chain.

Ick, not me! I've never had a manicure or pedicure and no desire ever to. One of my daughters got a manicure once and said that was enough. The other likes long nails and has fake ones which have to be replaced/repainted regularly at a Vietnamese nail salon, which they mostly are around here. It is an utter waste of money as far as I am concerned but she has a job making a decent amount so it's her choice. Hoping she grows out of the phase soon (she's 19).
