I don't think LA is only 100k more than Dallas. Could be wrong.

The average price of a home in Greater LA is ~$800-900k (higher in LA County). The average price of a home in the Greater Dallas is ~$400k
Every region has price fluctuations by neighborhood, but Dallas is generally affordable.
Just came across my old neighbor’s 2 bedroom, 2 bathroom 1079 sqf little vinyl sliding one story house built in 1965 with almost no yard is estimated $1.355 M.
According to Redfin, L.A median price is $1.0 M.

That’s not even the worst. At least that house was on the hill and in South Pasadena with great school district so I can see why it’s “desirable”.
I’m in Redondo Beach/Manhattan Beach area, drove a few streets over it was pretty dumpy, house sign $1.9 million for a tiny box with only car port, guess it’s beach-adjacent?
But still, it’s impossible not to love California. Hurriquake and all.

Where I live, tiny mcmansions (under 2200 sq feet) are going for 1.7-2. New builds, so they look really nice, but that's custom home pricing imo.
