Well I am looking to purchase a condo on the Florida coast and looking for suggestions of towns areas to look at (either Atlantic or gulf coast).

Preferably within 1 hour of an airport
Some things to do especially food choices (but will be mostly to relax over some long weekends)
Prefer warmer waters year round
Would prefer to stay below 400K (But if there are steals wouldn't rule out lower as this will probably only be used a few weeks a year)
Potentially the ability to rent but not a deal breaker

Look around the Ponce Inlet area in New Smyrna Beach, FL. It is a beautiful strip on the coast near the airport and plenty of businesses.

Look at the St Petersburg Beach to Clearwater Beach area. In particular, I'm a big fan of Indian Rocks Beach. You're close to all the Tampa Bay area has to offer (Phillies spring training is in Clearwater) and lots of great beach restaurants, yet it's quiet and not as developed as other beach towns. It's only 30 minutes to Tampa International as well.

St. Augustine is a good bet, small town feel but within an hour of Jacksonville (JAX) and Daytona airports. Water is colder here in winter as Gulf Stream runs about 50 miles offshore, warms up by end of April and typically lasts til late November. Oceanfront condos run 400-550K. You can get ocean view $250K and up. I know, I'm a broker.
