You could buy a vacant lot in the undesirable part of town or a structure that is in such tough shape that it would need to be torn down.

The cheapest thing in my zip code is $244k for a 728 sf Pre-war house on a 3,500 sf lot in the undesirable working class neighborhood. $200k for a starter house that needed some work ended in 2012.

Not bad in my opinion.

Only 13 homes and some lots pulled up between $195,000 and $205,000.

Single-family stucco home, 3 bedrooms, 2 baths, open floor plan, probably at or under 1500 sq. ft., very small lot, new subdivision. Most new homes will be larger.

Currently listed on Zillow: 94 sfh <200k in Barstow, CA, 29 sfh <200k in Needles, CA. Disclaimer, I don’t live in either of these places. But, you get to live in SoCal!

Nah, I'll stick with realtor.com. It's very accurate and it contains all the homes listed in the MLS, within 24 hours of them being listed. And like I said clearly - I only pulled homes between $195k and $205k -not everything under $200k.

By the way, using the same criteria on Zillow that I used on realtor.com, I got 12 results (properties between $195k and $205k).
