I was wondering what home values start at in your city or town?
Lincoln, Nebraska about 50,000 for a small 2 bedroom house in some neighborhoods. Omaha, Nebraska starts out far cheaper then Lincoln though but some of those would probubly need big time renovations.
Colorado Springs, Colorado about 100,000 for a very small starter 2 bedroom house is as inexpensive as it gets. They probubly have small condo's that are cheaper that are valued in the 80,000 dollar range that are 2 bedrooms. Colorado Springs metro area has gained nearly 200,000 people since 1990 and it shows in the housing values thats for sure.
Judging by real estate ads, I'd say they start around $550,000 up to over $1 million. A 3-BR townhouse was on the market nearby for $449,900 and a 4BR house a few blocks away just sold for $1.15M. There are some towns east of here with some cheaper stuff, and there are towns west of here with much more expensive stuff. I'm on the border between Newark's old inner ring burbs and the country club rolling hills burbs of western Essex and Morris Counties.
Three bedrooms in a detached house are a tough find here though. It seems the most prominent housing types here are 1 or 2 BR midrise condos or townhomes, 2-family houses on 40'x80' lots, or 4-5 BR houses on 1/4 or even 1/2 acre.

The pretty small 2 bedroom-1 bath homes start right about $150,000. They are not much, and usually something like 750 sq. feet. Those kinds of homes would be old and need updating.
There's a large spread of prices here in the Oregon Bay area. Average prices run about $265,000 but prices can go up to a million.
A small starter maybe needing a little cosmetic work in a less desireable Seattle neighborhood (definitely not Green Lake, Cap Hill, QA, etc ...) would probably be just under $400k. (I'm thinking of perhaps the northgate neighborhood, north seattle almost into shoreline, oaktree, and haller lake neighborhoods).
If you're willing to live in the Georgetown neighborhood of Seattle (at least right now that's not a nice neighborhood, but I keep hearing that it's up and coming. ??) or perhaps Beacon Hill neighborhood of Seattle, you might find a home in the low 300,000 range.
A small starter in a desireable neighborhood will be your right arm and leg. For example, there's probably no true home (non-condo) structure for sale in the Green Lake neighborhood for under $400k.
In my town on Long Island, NY a 1300 sq foot, 4 BR, 1 1/2 bath on a 60x100 lot would cost between $450k to $500k which is why young married can't afford to live here. Taxes would be around $6000 a year.

don't forget the taxes on these houses are at least $10K/yr.
Here in Louisville it depends on where you buy a house. In my part you can probably get a nice 2 BR in the 70,000's easily. East end would be harder and in the westend you could buy for 50,000 but it won't be a nice area
