Avoid living inside the city limits. Property taxes are much lower in the county.

Barry,

My wife and I moved to Geogia 2 years ago from Davie, Florida. Back then our property Taxes were $6100.00/year on 2300 sqt home- 7000 sqt lot. Now we're paying $2800/year on 3200 sqt home- 5400 sqt lot. As far as utility bills they're about the same: maybe a little less. In Florida you guys run the A/C 24-7 and never have a need for heating. Here we run the A/C in the summer, Heat in the winter and nothing in Spring and Fall. But do to our water shortage we pay more for water. But then again you guys pay more to put Octane in your cars By the way: My old house in Florida is currently sitting at $9200/year in property taxes.

Almost forgot. My old HOA was 3000/year vs 400/year here. My old Home owners insurance was 2800/year vs. 400/year. If you decide not to move to Georgia then look into Delaware. They have a nice big coastline and don't worry about the rebel flags. Just blend in by tieing a rebel flag to the front of your new house. They only coast a few bucks.
