I am interested in buying a house in this area but am concerned that there seems to be several resales. Does this indicate a problem? Also, does anyone know what the community there is like? Are there HOA fees or a community center? I would be coming from out of state to retire there. Thanks.

Madison is one of my favorite towns in all of Georgia. The story goes that General Sherman was talked out of burning the town during his 1864 March to the Sea, which would explain the plethora of architectural wonderment. The town seems to have quite a visibly active arts community.

I don't live in that area, though, at times, I wish I did. Consequently, I'm not of much use for dispensing information regarding resale values, etc.

Thanks for the quick reply. In general, would you say Madison is considered an upscale area? I am not familiar with Georgia at all. Someone I know said they read about this town and when I looked there were several resales in this community. Lovely looking homes but that doesn't always tell the story.

I don't know that I'd call Madison "upscale" per se, but it's a beautiful historic town that attracts a fair share of "upscale" tourists and retirees. I love Madison! The downtown historic district is quite amazing, and has lots of shops and restaurants and charm.

The nearby Lake Oconee region is most definitely "upscale" and is very popular with wealthy retirees and folks in Atlanta with second homes. There's a Ritz Carlton Resort at Reynolds Plantation in Greensboro.

Like Newsboy said, 'upscale' doesn't come to mind when I think of Madison. Its more like a bohemian small art town with a distinct Southern flavor and more antique shops than you can shake an organic celery stick at. That's not to say that its all patchouli and bongo-playing hippies; in fact, it seems to draw an older demographic more than a younger one.
