Hi all,

I am from Orange County, CA considering buying a condo in the Sandy Springs area to rent out for students in Atlanta. Does anyone here know if this is a good area for students renting? I plan on occupying the unit when I attend Georgia Tech, but does anyone know how the commute/traffic is from Sandy Springs to Georgia Tech?

If not Sandy Springs, if a realtor or investor out there could let me know what might be a better city or county to buy a condo in if I'm aiming for college students/working professionals around Georgia Tech.

I will be flying to GA in 2 weeks to view a couple of units before I make my purchase next month. I'll take any advice from locals, as all this online research can only do so much looking up demographics/data!

The commute from Sandy Springs to GT isn't bad but most GT students live very close to GT. Home Park, immediatly to the north has a very high concentration of students. A lot more students live in Midtown. GT students live all over the metro area but if you are looking to market only to GT students I would stay within .5 to 1 mile of the school.

I won't buy Sandy Spring condo if I were Georgia Tech students. As I know, most of Georgia Tech students lived on campus or find some off campus options north of campus (near 14th street). Also, Atlantic station is next happening thing for young people.

I used to do internship in Sandy Spring when I was at Tech. The traffic can be unpredictable on GA400. In a good day, it is 20 to 25 minutes drive. In a bad day, it may take one hour or more to get on campus due to Atlanta traffic.

Would you buy a condo in Irvine to cater to UCLA students? Probably not. I would say stay within the West Midtown area.

I agree with everything said here so far (and I go to Tech). You might consider looking in Decatur. There you can market to Emory and Tech students (I know plenty of Tech students that live in or close to Decatur).

So with West Midtown/Midtown, Decatur, Home Park, and the surrounding areas, is it still possible to get a 1BR/1BA condo for around 100k?

After living in SoCal for a couple of years, a 20-30 minute commute just seems like a normal day-to-day thing for me, but I forget that not everyone has to suffer with traffic as badly!

A 20-30 minute commute is short here but that is because Georgian's seem to like to live as far out as possible. College students don't generally commute as far because they are usually renting, not buying. Most GT students live close becuase they can. They aren't as worried about crime or schools, but instead being close to school and amenities.

Ther are new gated communities in the tech area. Look just south and west when you are driving around. The new condos that were put in for the Olympics look nice. Keep you commute as short as possible.

I have family/friends that are students at Tech. What people are saying is true, the students want to live as close to campus as possible. The demands on Tech students are too great for them to have to be dealing with traffic on top of everything else. Usually they try to live in Midtown or close to it. Atlantic Station is great for shopping, restaurants. etc...but the rents are really high and most Tech students are looking for something reasonable and are on a budget. Most of them are looking with 1 or 2 other students, and can afford a nicer place if they splint the rent. Cross Creek has worked out really well for my family members. I know parents that are thinking of buying one of the condo's for their children to live in and rent to other students and some may move into the condo's after their children have finished school. Not a bad investment. ...and it is only a few miles from GA Tech. Cross Creek has a golf course, restaurant, several swimming pools, and tennis, There are several students renting there and it is in one of the finest neighborhoods in Atlanta. You may want to search there website on the internet, as their is a lot of information about Cross Creek and places for sale/lease/rent....Good luck in your search!
