No deal has been struck for the 0.8-acre tract at 150 Oconee St., according to Jay Boswell of the Boswell Group, an Athens-based real estate, insurance and appraisal group, which is working with the unidentified developer on acquisition of the tract.

The land is held by Donald Bennett, owner of Athens Plumbing and Well Service, according to county tax records.

The proposed development has already cleared one hurdle, though, earning the unanimous approval of the Athens-Clarke County Historic Preservation Commission at its Wednesday meeting for a “certificate of appropriateness.” The certificate, which denotes approval of the proposed project’s design, construction materials and references to the area’s history, was necessary because the property is within the boundaries of the locally designated downtown historic district.

“Quite a bit of effort has gone into understanding the context” of the area in which the project will be located, the HPC’s Scott Reed said as the commission prepared to vote on the certificate of appropriateness.

Lori Bork Newcomer, the local architect working with the Atlanta office of Niles Bolton Associates, an architecture and design firm, told the commission prior to its vote that the proposed building, comprising brick and metal cladding, was in fact inspired by the industrial past of the eastern edge of the downtown area.

Downtown athens sure is having a nice construction boom here lately, especially along the oconee street area
