My family is considering a move to Governors Preserve in Canton. We love the neighborhood. Our only concern is the Pine Bluff Landfill which is visible from parts of the neighborhood. Honestly, being able to see the landfill is not our main concern - it's the possible health risks. The landfill appears to be 1.5 - 2 miles from the house we are looking at but is not visible from it.

The close proximity of the landfill doesn't appear to be affecting current home values. Several homes have sold within the last month in the $400 - $500K range.

I read the Governors Preserve posts here but they are all from 2007 - 2008. Does anyone have a current opinion on the neighborhood/area?

We have 2 young children and have read about potential health risks from the gas/chemicals (respiratory disease, brain cancer, etc.). Any current residents concerned about this? Did you know the landfill was close when buying?

The Pine Bluff Landfill will be downwind of the Governor's Preserve neighborhood on most days as the landfill lies to the east of the neighborhood.

BUT...there will be some days when the winds come out of the east and the Governor's Preserve will be downwind of the Pine Bluff Landfill.

The days when the winds come out of the east and put the Governor's Preserve neighborhood downwind of the Pine Bluff Landfill will not be constant but will be noticeable on the rare occasions when they do happen because the currents that bring the winds from the east, often winds from the Atlantic Ocean, are pretty strong when they do occur.

To inquire about whether the nearby landfill has any effects on the neighborhood in question, one thing that you can do is to contact the Governor's Preserve HOA (Homeowners' Association), attend a meeting of the HOA and ask the homeowners and residents of the neighborhood whether they have had any negative effects from the nearby landfill.

Do some extensive in-person research by talking to the homeowners and residents of the neighborhood to see if this is an area that you would feel comfortable and safe living in.

Thanks Born2 Roll. I have spoken to the county geologist at the environmental protection division as well as one resident.
Any current Governors Preserve residents out there? Did you know the landfill has a 4 phase expansion plans? This is now what concerns me as you can't smell or see the landfill from the house.
