Hi all,

My wife and I are looking to relocate in January of next year to the greater Atlanta area. We are toying around with the idea of building a house. A few questions and recommendations.

After living in many different locations across the U.S. and owning a few homes, we have discovered we keep needing more land to keep our distance from noise and neighbors . That being said, we are looking for at least 1 acre. We can live most anywhere around Atlanta, looking anywhere from the East, North, to the West, within an hours drive to the Buckhead area, give or take some time for traffic. The south seems like it is out of the questions, having to go through the heart of the city and with our lot requirements. Suggested areas?

We would like to build on a lot, either we buy or a builder offers. We would like it to be fairly flat and we are looking for a 1 story house, which seems to be harder and harder to find. Minimal to no stairs to the backyard would be best.

Any experience with home builders. Looking for good recommendations and places to avoid!

Also, we have never just bought land in order to build a house? Suggestions? Does this seem like a reasonable timeline for a new house?

We are looking for at least a 3/2 would prefer a 4/3, but won't complain.Nice kitchen and big living room.

Any help is appreciated!

At least one acre of land in an area that is within an hour's drive of Buckhead likely could be a challenge to find, particularly given today's traffic congestion issues in the Atlanta metropolitan area.

Look to see if you can find anything with that much land remaining in relatively closer-in areas like Cobb County (probably West Cobb County) and South Fulton County. If you cannot find anything in those relatively closer-in areas, look in further-outlying areas like Cherokee County, Forsyth County, Bartow County and maybe even Paulding County....These are all areas that will give you your best chances of finding at least an acre of land within or as close to within that one-hour commute window of Buckhead as you might be able to get....Though, commutes between these areas and Buckhead will take more than an hour on many days, particularly if those commutes have to occur during peak traffic hours.

You also might have to consider buying a property with an existing structure on it and tearing it down and building a structure that is more to your liking, if you absolutely want to and have to stay within that one-hour commute window of Buckhead.

In this current highly-competitive real estate market, the closer to Buckhead that type of property is, the more expensive it most likely will be.

You could also look in areas like Dawson County, Gwinnett County, Hall County, Barrow County, Walton County and Jackson County where your chances of finding that type of acreage for a good price will improve but your chances of staying within that one-hour commute window of Buckhead will decline.

So you want ...a new build home ...on 1 acre... on a flat lot... within 1 hour of Buckhead (rush hour or off peak?)... don't want to go to the low-demand side of town where things are cheaper

... all this in a region with nearly 6 million people

Be careful and think about which things you value more than others.

What is your budget for all this?


Your best bets would be to look due west of town out past Douglasville. It is a low-demand side of town with less growth. The other option would be the extreme areas of southern Fulton County, called Chattachoochee Hills.

Even then... you will have trade offs.

Construction quality here is awful, I have been looking as well. It is almost like kids woke up one day and wanted to build a house. Just look at reviews across the web from home buyers. As far as location, Douglasville is further than one hour from Buckhead. As a matter of fact with all of the traffic here, you would have to live close to ATL city for your commute to be an hour or under. Good luck!
