Home prices up here in the mountains are rising steadily..... back up to darn near pre-bust levels. Inventory is down and if a seller has it priced right, it'll sell in as little as a few days. Building costs are right now very high so buying is more economical than building, although there is still a lot of that going on as well. One of the gated HOA subdivisions (BLECH!) is steadily building. We're growing faster than we should, and there is a lot about that that is quite unpleasant. Between the growth and the summer tourists, long waits and traffic are becoming the norm....

We love living in North GA. It is the best! Would not want to go anywhere else. But you are right the prices are climbing fast. The majority on Zillow are close to $300.000 and up. I agree Meh on HOA's. They are popping up a lot.

Don't know where your coming from/which state??
Georgia is a large state with variety of landscapes and topography.
Prices range just as widely as previous posts have indicated
You must have a vehicle in order to live in Georgia. It must be dependable as you will need it to get anywhere.
The only exception I know of is if you live in the heart of ATL and live within walking distance of a bus line but even then to go anywhere else you need a dependable vehicle.
Why don't you go on a real estate website or do a web search on: 'Land for sale in Georgia'

Remember when you move somewhere, adapt to the culture.
