Look up 2475 Pemmican Run Gainesville, GA

I was shocked when I seen this, and then went to look at the rental market and was amazed.. For people who don't know Gainesville is a rural border-city that is mostly trailer parks.. The real estate is basically surpassing Manhattan, NY though...

P.S. I didn't post this in one of the real estate forums cause I didn't want it trolled by agents who are here to just spam. It's more for people who just know the area and have been around a while..

I remember homes selling there for <$30,000 very recently..

I don't see $1 million, I see a property for $779K that's been unsold for 18 months. Perhaps it will be on the market for a long time before they lower the price or the market eventually catches up.

And I realize you're using hyperbole, but at the average price per square foot in Manhattan you'd be looking at over $250 million for 3.29 acres, if you could get it.

I'm not surprised, as Gainesville continues to be absorbed by Atlanta as well as given its proximity to Lake Lanier and the Mountains.

It's highly sought-after land.

That’s 3 acres of lakefront property just outside of a busy retail area, so the price is not surprising. It’s certainly not rural land. Also, I live in Gainesville and I don’t think I’ve seen an area that’s mostly trailer parks in the city.

Yea rural with trailer parks is a stretch. I mean for one, the city is its own MSA. They don't just give that distinction to any ol town. Parts of Hall County are rural, but Gainesville itself is pretty busy. Especially to the SW along 985.

My grandma lives in Oakwood so I've been to those shopping areas quite a bit. Plenty of traffic. And Lake Lanier is very busy compared to Lake Hartwell or other lakes so I would imagine values are even higher. That particular location is actually really good. This would be a different story if the land were out near Gillsville or something like that.
