Will be selling my house in West Palm Beach FL in the next 2 years. We are interested in moving to the Forsyth county area(lowest taxes). We want to be in the area closest to Alpharetta but not actually in Alpharetta. My wife's firm has an office in Sandy Springs. Can anyone recommend an area close to the county border between Forsyth and Fulton? We are looking to spend under 400k. Thank you

There are several nice subdivisions that are off of McGinnis Ferry Rd, which runs along the Forsyth/Fulton Co. line for a while.

Look in Cumming if you want to be in Forsyth. Although your wife will probably have to take 400 to get to work in Sandy Springs and that's a nightmare. You could also look in Canton, which is Cherokee County...taxes are pretty low. Orange Shoals Subdivision is beautiful and in (a little below) your price range...100 acres of greenspace, 7 miles of walking trails, pool, tennis courts, etc.

You really can't go wrong with just about any area in South Forsyth. You can get a good feel for the homes available by going to Atlanta Georgia Real Estate: Metro Brokers/GMAC, and doing a search by schools. Pick South Forsyth for the high school, and bang! lots of inventory.

What I like the most about the metrobrokers site is that you can map the homes you like. I especially appreciate the satellite view, to make sure that homes aren't butted against a lot of new construction.

Theres a reason the taxes are slightly lower. No infrastructure, culture and nothing to do other than second rate gold courses. If you add in time and transport costs on getting to work you would be better off living in Sandy Springs.
