My husband may be transferred to his company's office in Mableton. Where would you recommend living?
My criteria are:
1. Safe.
2. Great schools.
3. Affordable ($150K house would be ideal) that will hold its value.
4. Close commute (under 40 minutes drive time) the closer the better to Mableton.
5. Trees.
6. Prefer rural over crowded urban areas.
7. Good racial relations (we live near Memphis now and are SICK of poor relations between the races and corrupt city government!)
Thanks for your honest opinions!

Go 3-5 miles North of the town of Powder Springs. Ask your Realtor for something in the area of the "Avenues of West Cobb" shopping district and Hillgrove High School areas.

School ratings for that area: Powder Springs Schools - Powder Springs Georgia School Ratings - Public and Private

Note that $150k isn't going to be easy. You MIGHT find an older brick 60's ranch that needs some TLC. Otherwise, increase the budget.

I would consider looking in southern Smyrna or northern Mableton.

From what I've heard (we don't have kids), the elementary and secondary schools in the area are very good and Campbell HS is average for Cobb County (which has an excellent school district in general).

The area is safe, there are scattered houses in your suggested price range, the whole area is wooded (with many areas quite hilly as well), and while it isn't "rural", many of the older brick rambler-style houses have very large yards and good separation. Our older Wieland neighborhood in northern Mableton averages .35 acres per lot with lots of trees, and there's a horse pasture not far from us on Cooper Lake Road.

I don't think you'd have any issues with race in the area, either. While Cobb County does have a reputation of sorts for being white and conservative, the southern part of the county is more diverse and more liberal. We see lots of Obama stickers on cars around our house, and our neighbors are a whole mix of people.

Specific areas might be along Atlanta Road, Cooper Lake Road, Nickajack Road, Buckner Road, maybe Campbell Road, Ridge Road, etc. A real estate search will give you a better idea of the selection, and driving through the area will let you see the "lay of the land" so to speak.

I personally would recommend renting a house for a few months first and then spending some quality time finding the perfect area. While you can get some idea of an area by looking online, that isn't as good as an in-person drive through, and a drive-through isn't as good as spending a few months exploring an area and getting to know its local flavor.
