Athens is a great own and it has all the basic shopping amenities a city of 190,000 people will have.

It has a small mall, and a new suburban shopping outpost near GA 10 (the highway loop) and Epps Bridge Rd. Downtown has lots of little shops to explore.

It is very livable.

With that said Athens is heavily affected in two ways, relative to other cities of its population. It is more like a college town. UGA has more influence/presence within the city, than even other similar size cities with a major university.

The city isn't particularly wealthy and it lacks in white collar jobs, so downtown functions closer to a college town rather than being an adjacent business center of a city of 190,000 and sharing restaurants, bistros, and bars.

So there is a poverty problems present in town, but that has also given the town to a very interesting environment overrun with college students with some expendable cash taking over. Downtown is very fun and there are alot of small band venues, bars of all types, and decent places to eat.

Most of the city's normal non-college economy is found outside the loop (GA10) and is in scattered logistics warehouses and manufacturing facilities that often go unnoticed by college students and those visiting town.

On a good note the tiny county next door, Oconee Co., is a wealthy suburban/exurban county with good schools. many professors and the white collar presence the city does have lives there.

Dacula is a charming, small town located along Highway 316 on the way to both Athens and Atlanta that may be ideal for your needs. It offers rapid transit into Atlanta, new and existing homes in a wide range of prices, popular fast food eateries, large grocery stores and more. It is also conveniently located near the Mall of Georgia where something is always going on. But it is also near the Lawrenceville Lawn in downtown Lawrenceville, where there are free concerts, festivals, fairs, and movies. While the public schools that serve Dacula are good, the area is also home to one of Metro Atlanta's Mega Churches, Hebron Baptist Church, a diverse community with access to their own private schools from K-12.

Hope that helps.

Good luck and welcome.

Athens is one of Georgia's larger "second tier" cities believe it or not AND it has its OWN suburbs (of which Watkinsville/ Oconee County is considered chief among) Many, many UGA professors live there. Athens really has anything that an Atlanta suburb would have in terms of stores: a mall even (although their Macy's, former Rich's, Davison's, etc. is closing) Notice I did not say they had what the City of Atlanta has, but none of the other second tier Georgia cities have those amenities either. Some one mentioned Loganville, Monroe, and the rest of Walton County. That may be a good place to look a little closer to Atlanta. I would add Social Circle, also in Walton County, but closer to I-20 to that list; it is very charming with its own small, well-regarded school system. Also, your husband is VERY likely to get a job NOT in Central Atlanta (Downtown/ Midtown), but in one of the many suburban job centers chief of which is Suburban Gwinnett County (next door to Walton) although its main job corridor is closer to I-85 (which still can be reached via back roads from Walton County/ 78 Corridor) As far as central to both, Loganville may ring the bell. I smiled when you said "between Athens and Atlanta" by the way, because there actually is a tiny dot of a place off 78 in Walton County called BETWEEN! Just a crossroads really, but it did have a quirky southern novel written about it several years ago by the same name. Good luck and welcome to the great State of Georgia.

Have lived in this area for over 12 years. Dacula overall spans as Dacula, Dacula/Rocky Creek, and Dacula/Auburn in Gwinnett County. This area offers two routes directly to Athens. If you work downtown you have two GRTA locations being Hebron Baptist Megachurch Parking Lot and Buford Rt20 at I-985.

The Auburn area has maintained Safewise Top 10 locations in the state. Schools in the Dacula cluster are highly rated plus you have Hebron Christian Academy that is very highly rated and rather difficult to get into.

Homes are wide in variety offering areas from 175k to 1M.

Shopping is all over as you are only 8 miles from the Mall of Georgia, 8 miles from downtown Lawrenceville, 8 miles from Old Town Buford, and 8 miles from Braselton Chateau Elan.

Auburn, GA Rt 324 is 25 miles to UGA give or take. Athens s where we spend a lot of our time. It's close, has good restaurants, fun, and you don't have to worry about the congestion etc., as you do in Atlanta but Midtown is nice.

Negatives is Atlanta in general. Not as in the city or the burbs but the sprawl. Candidly if the county commission finds a blade of grass in Gwinnett, Jackson, and NW Barrow they will find a way to put a house on it, but nevermind the roads.

Good Luck!

Hopefully your husband can find a job closer to Athens. Commuting into Atlanta is miserable, no matter where you live.

The closer to Atlanta you go... the traffic will increase. Route 316 is under going major highway improvements by eliminating the traffic light intersections... replacing with on/off ramps. Route 81 at 316 contract is soon to be under contract for this... With the addition of the SUN PASS lane starting at the end of 316 near Rt. 85 does speed up the drive into Atlanta. Barrow County will have lower taxes than Gwinette County or Clark/Athens County. Plenty of new homes are being built in many communities. Statham Georgia... east of Winder... West of Athens... has yet to be mentioned. Nice Small town... but close enough to anything one could wish for...
