As Buckhead_Broker said, the market is what you make it. I'll save a little extra but I guess if I could whether the market conditions where I live now I can pretty much handle any other market with proper preparation and attitude.

What many parts of Atlanta are experiencing is that houses are sitting on the market a long time and that buyers are more particular than ever -- in part because there are so many choices. It is not so much that prices are dropping (yet?) but that houses are really sitting on the market for a long time.

Additionally, our real estate market is being negatively impacted by the number of tranfers who have homes in other cities that they can't sell, thus they must rent or not move at all. Many years ago, most corporate transfers got buyouts, not so much anymore. So, unless they sell the other house, they can't buy here.

Finally, optional moving seems to be on the decline amongst the locals. Gone seems to be the families out for a drive who see a house they love in a neighborhood they like and call the realtor the next day to list their current home and make an offer on the other.
