For Rental properties I found it good to use Zillow.com. I too are looking at a relocation probably next Spring to Grand Rapids (from Phoenix). Yeah I know...moving from the Heat to the Cold. Call me crazy.

Um, sorry, but this is just silly. Research indicates that while most people get the winter blues, Seasonal Affect Disorder affects up to 10% of the population and 1% are affected enough that hospitalization is required. So is it likely that the OP or his family members suffer from S.A.D? Probably not. However, just because a person indicated a high level of depression or anxiety does not mean they are "attention seekers". I'm in the 1%. I probably should have been in the hospital or at least on medication, but I was pregnant at the time. I grew up in Texas, spent my 20's in L.A., so how was I to know that I won the S.A.D. lottery until the conditions were right for that? I've always lived in sunshine. And since I've never really struggled with depression or anxiety, I had no idea what has happening to me. All of that to say is that yes, winter blues and S.A.D. is real and most likely, it will not be a huge problem. Just buy a light, get plenty of exercise, and book a vacay to a sunny spot in the middle of February.

@Croc: Are you set on the EGR or Ada area to find a home? The Hudsonville/Georgetown Township area just 15 minutes outside of G.R. has an excellent school district & it's not so huge you feel lost in the crowd. You'll probably get much more house for the money than in EGR or Ada also. Extremely good area to raise a family. And it places you right between G.R. & the beaches of Lake Michigan. Been here my whole life & wouldn't want to miss ANY of the beautiful seasons we experience here....even if it can get a bit cold & dreary for a short time!
