HI, I just signed a lease to rent a portion of a warehouse. The landlord has informed us the electric and gas are both shared by the other tenants in the warehouse. She is asking us to have the meter split and to pay the costs associated with it because we rented "as is".
I think it's her responsibility to correct the shared meter situation.
Am I correct? What rights do I have under these circumstances?

thank you,

I'm confused. She's saying that normally the tenant in that space would split the utility bill with the other tenants, and that if you want to have a split meter, you would be required to pay for the split?

What does your lease say about the utilities? We do this all the time with commercial tenants where the use is fairly similar, to avoid the cost of installing separate meters and even more costly, separating the wiring depending on the tenant configuration. In the lease we have language indicting that in the case of a shared utility with no individual metering we may divide the bills in any fair manner of our choosing. The tenants agree to this when they sign the lease. In the case of a warehouse with only lighting, for example, it would be in the same proportion as the number of lights in each space. If one tenant had additional equipment that they would use often such as an air compressor or battery charger for a forklift, I would work with our electrician to determine estimated KwH that would be used and adjust the split accordingly. We will offer the option of separate meters only if the tenant(s) agree to pay for the cost, and they
never do.
