Hi,
Im here looking for some advice on family friendly neighborhoods in GR. We have 3 kids with us, ages 13, 11 & 8 with a budget of 450,000 & below. Married couple, late 30's.
Also Looking for walkability and neighborhoods that look out for each other and that host social events like block parties with lots of kids.
My son likes to swim competitively, my daughter enjoys gymnastics and we frequent libraries. We also like a nice foodie scene, doesnt have to be fancy, just good food.

Ive read alot of threads about neighborhoods and Im checking out real estate in areas.
Ottawa Hills area?
Not sure what else Im leaving out, but I appreciate any advice or tips!

you have a wide selection of nice neighborhoods with that budget.

East Grand Rapids, hands down. Less house, and more everything else. Far superior schools than the Ottawa Hills zoning. Look for neighborhoods east of Ottawa Hills and South of Gaslamp.

You didn't mention schools. Will your kids go to public or private schools? $400,000 - $450,000 is a good price range that can get you a nice home pretty much anywhere in the GR area, with neighborhoods that have the activities you're looking for and community feel.

Be very careful of the taxes. EGR is a nice place(used to own a home there) but the taxes are oppressing, especially when you get into the 400k+ range.

When I moved in in 2013, my taxes were 4k/year. In 2018, that same house is 7k/year, with no end in sight to the increases.

A $450,000 house is going to be north of $9k a year in taxes.

You might be able to afford the mortgage, but remember to add in an extra $750/month.
