What is the best proceedure to take to sell a portion of a common area to abutting owners? The parcel to be split is less than one acre. Does it require a vote of 100% of the property owners to approve of the sale? Does a map have to be filed with the Guilford County register of deeds, or can the parcels be transferred by deed only?

Check the Covenants. Where I live it needs 75% approvel. Check with the county clerk about the need for a Plat.
