Trader Joes has been trying to come to Greensboro for several years, but neighborhood opposition has delayed their entry into the market. But it may not be to much longer if Halpren Development gets a rezoning approval next month for its mixed use center at Friendly and Hobbs. CBL also has approval for a 13,000 square foot addition to Friendly Center next to Anthropologie which could also be a potential site for a Trader Joes.

From what I understand CBL has an agreement with Harris Teeter preventing them from building a competing grocery store on the property- I think the arrangement covers a half mile radius.

Then Whole Foods must be on its own outparcel that's not controlled by CBL?

Sears owns their buildings (probably a big part of their problems), so CBL had no say, and WF did an end-around on Harris Teeter. I guess in theory Sears could lease the top floor to TJs.

In some ways that seems like a better idea than where they were wanting to go on Friendly and Hobbs.
Trader Joes' actually has a store kind of similar to that in Charlotte (with Best Buy, Marshalls and Staples) all in a multistory building.

I read this is how some malls are resurrecting themselves.

The Greensboro city council approved the rezoning last night for a mixed use development to be built at the Friendly/Hobbs road intersection. It has taken three years and three different developers to finally garner city council approval at this particular site. This was the site where Trader Joes wanted to locate a year or two ago and backed out due to fierce neighborhood opposition. Now that the site is approved for development it is possible that Trader Joes could be a tenant in this new development along with other retailers and high end residential.

From what I understand the grocer was suppose to be a Publix, However the developer had to compromise with the neighborhood by reducing the retail space, This takes Publix out of the picture because the smaller retail space is too small for Publix. However its just right for Trader Joe's. It looks like Greensboro may get its Trader Joe's.


Halpern wants to build more retail in Greensboro.

What is it with you and the "World's Largest Harris Teeter? No one gives a damn how big it is. It's only a few square feet larger than the next. "Taj Matteter was coined about 15 years ago for their store at South Park in Charlotte. It's an old term and nothing original about it. I'll take my 52000 sq ft Harris-Teeter, my soon to be 49000 sq foot Publix and my Trader Joe's anyday day over that.
