I'm not saying WS isn't qualified. Just like the mega site in Randolph County. It's qualified to handle an auto plant, but other locations are "more" qualified. GBoro appears to be more qualified for these types of projects than WS.

Let's not split hairs. Greensboro being "more qualified" or "better suited"...we're essentially making the same point.

With exception to the east side of Winston-Salem the terrain is an issue so I've been told. That's why you don't see a lot of distribution centers there. Add to the fact that there is a more suitable interstate network in Greensboro along with its proximity to the airport.

The Greensboro location is strategic as Publix Super Markets opens additional stores in Virginia. When Interstate 73 is constructed in Virginia, access to Roanoke and additional markets will be possible.

Forsyth County has significantly less large tracts of developable land than Guildord. Not only is it much smaller in land Area, but it’s quasi-foothill terrain makes its land overall less suitable.

true, gulford is much more flat, which makes it attractive to developers, it also has an extremely large, well thought out and expansive freeway network, like mentioned above by publix, that was a major draw for them choosing greensboro, and will probably be for any other developer that comes to greensboro/guilford in the near future, city leaders were smart enough to know that the key to growth is infastructure and forward thinking.

That's why winston is constructing it's beltway.

While Guilford has a lot of land on the eastern side of the county, the challenge in the future will be assembling all the tracts for similar developments. For example, you might see 300 acres of vacant land but they may be owned by multiple owners.

The distribution center industry isn’t a top priority for W-S. According to city leaders they’re focused on fin tech, advanced manufacturing, and the technology type jobs.
