It would depend on my specific criteria. They are both very similar. In the absence of any other reasons, I'd pick G'boro because I grew up there, and my 96 year father still lives there.

We lived in Mocksville for 23 years, choosing that spot because it was mid-point between Salisbury and W-S, where we each held jobs. Lexington and Thomasville? That was a nope to us. Even when we were looking at the areas in the 90s, we could see how those places were going downhill. Mocksville has grown into a bedroom community of W-S and is stable. It is also an area attracting smaller industry and with recently built middle and high schools, adding to its stability.

It was never-ever a problem getting to W-S (spouse worked downtown) or Greensboro. After retirement, the few years we stayed in NC, it was nice to have the quiet of Mocksville with the ease of traveling to access amenities.

Your budget of $220K is just doable for a reasonable dwelling. House values are escalating, though who knows what will happen in the post-2020 economy. We totally gawked at selling a house in 2019 for 60% more than we paid for it in 2010.

We moved to eastern TN in 2019 for COL reasons. The higher insurance, taxes on cars, state income tax, hellacious health insurance cost in NC was a big factor. Even though we are still close to our old home, it's not NC. Told Spouse that if we won the lottery, I'd move back to Mocksville in a flash.

Good to know about mocksville. I was wondering if anyone can comment on Greensboro neighborhoods that are decent.? We like a house in the Rankin area? Not sure if that area is ok crime wise etc?

Lots of them. Mostly, but not exclusively, in the west and northwest part of town.

You might be able to find something in my neighborhood, Garden Homes, with that budget, but the house will probably have 1 bathroom.

Ok how about Winston Salem neighborhoods with good areas etc. we’re going there first in January. Didn’t someone mention Ardmore? Not sure how I will know where that area is...
