I just created this account to ask a question or 5.
My partner and I are moving to Greensboro this month for a job. We want to start a small business out of our next home - small scale manufacturing of craft chocolate. I am trying to navigate what our best options are in deciding to purchase a property as a primary residence with a home business/occupation. I am sifting slowly through various ordinances and zoning rules but we have never started a business before! The answer to my questions might be an obvious - just talk to the city!
The business is food related, but we would want to sell to customers that are outside of North Carolina. In this case, I think cottage industry is out of the question.
We want to find a property with ~5 acres would need to use an accessory building on the property and not the primary residence due to having pets and due to sqft requirements of the business.
Does anyone have experience with this or know a consultant that we could talk to that is familiar with small business development in Greensboro, particular for home-based businesses?

Find some OTHER place to make your chocolate (they do exist).
Also, don't plan to buy a home the second you hit town. Rent for a year.

I do hear what you're saying re: renting for a year to get to know the area. My employer gives a heavy financial incentive to buy during relocation process within the first 6 months.
The primary thought to have this as a home business is so I can work on it easily once I get home, rather than have to go to another location. If only for the reduced travel time. A lot of processing of making chocolate from scratch is idle time grinding everything together for 48-72 hours. I don't want a storefront at the moment, so I thought this could be the most straightforward way.
