Home Selling Advice (Mauldin: to rent, house, water heater)

I am having to move across town to be closer to work and accommodate for moving my mother in with us.

I have a double wide manufactured home just outside Mauldin near Bonnie Brae golf course that I'd like to sell by 31 august. It needs work and friends are advising me to fix it up and rent it out myself but I'm not in a position to do that.

Does anyone know of people locally or companies that buy properties for cheap to rent? We'd rather not get involved with a realtor if possible.

I thought I saw a message somewhere asking what we thought for price. But can't seem to find it again. The house needs some repairs. We are thinking $35,000 as is or $40,000 with repairs

Water heater is new as of this year and new awesome toilets that my husband wants to install the same kind in our new location as soon as possible lol.
