Can someone recommend a good subdivision on the East Side of town with homes in the $400 - $500k range. Please no cookie cutter Simpsonville recommendations. Thanks!

I think Thornblade homes start around $400K, and also check Barrington Park- both of those are going to have homes higher than your range, but should start around your range. There are some other neighborhoods in the same area as those that probably fall in your price range as well- the other names are slipping my mind right now. Good luck with your search!

Can you please tell me your opinion of the Eastside. A lot of people have differing opinions. Our mls system is broken up into areas by number. If I knew a more specific location I would be glad to look up the neighborhoods for you.

Thanks all. Pat...I would say in Greenville, around Pelham Rd, Roper Mt., etc. Not Greer, Simpsonville or near Woodruff Rd. Thanks!

Default neighborhoods

Tinsley Place
The Oaks @Roper Mountain
Spaulding Farm

These are just a few I found looking in the 29615 zip code.

Hope this helps a little. I will look a little deeper into this.

Use area code 29650 that is Thornblade/Barrington/Hammett zip. Or focus on Riverside High School properties. That will generally get you an Eastside property.

My opinion of some of the neighborhoods in what I call the Pelham Road area:

Thornblade - Very nice neighborhood but <500k will generally only get you a home in need of major updates.
Barrington Park - A lot of house for the money. Very mixed in terms of style/quality.
Hammets Glen - Nice newer homes. Tight patio style community. Good value if the lifestyle fits you.
River Oaks - Very mixed styles. Hit & miss.
Sugar Creek - Very mixed styles. Huge development. Again hit & miss. VERY family community oriented. Nice neighborhood for families with children.

All of this very subjective mind you.

Why the Simpsonville hate? I love the place. It's growing rapidly too.

Not sure she hated S'ville. I got a sense she was not enamoured with the cookie cutter homes like you find in Kingsbridge, Cobblestone, etc.

Very nice homes and neighborhoods mind you but after a while they all begin to look the same.

Default neighborhoods

Using 29650 I came up with Hammett's Glen & Thornblade. I am just using what is actively listed on the multiple listing service so there may be others.
