Existing home sales in Greater Greenville rose for the fourth consecutive month in February.
Sales were up 12.3 percent from a year ago in this region, which includes Pickens and Laurens counties, according to statistics from the Greater Greenville Association of Realtors.
The association’s monthly report also showed a 15.5 percent increase in year-to-date sales and a drop in inventory by 14.4 percent.
The year to date sales volume was up 21 percent, which reflects the average price climbing 4.8 percent, with the median price up 7.7 percent.
Buyers purchased 447 residences in February, compared to the 398 sold in February 2011, the report says.
Interesting. I just had to take mine off the market even after lowering the price. Maybe it's just my neck of the woods. Good for others though.
I'm sorry you've had such a rough time selling, diddlydudette. I don't know anything about your home or neighborhood, but in a way, I'm less surprised by your news than I am by the original post.
I've been watching the Greenville housing market for nearly a year, and at least in the neighborhoods and price range I've been watching, it doesn't seem like there's been much improvement from a seller's point of view (still seems like a good time to buy, from MY point of view). Many homes seem to languish for several months (and up to six months or more), and very rarely do I see a home sell for more than 85% of its original list price.
This is unscientific, of course; just my own personal observation.
The developer for Woodstone Cottages (Roper Mtn. Road) and Bluestone Cottages (behind Target in Taylors) cannot build houses fast enough. The houses are selling faster than anything I have ever seen. This company is going to build another development at the corner of Gibb Shoals Road Dillard Road in Greer. These houses are selling well, and at full price.
I Searched for homes sold in the Greenville MLS in the last 30 days that were listed between $150K and $200K. The results are shown below.
79 Homes Sold in that price range
Average days on market was 106
Average list price for the homes was $180,134.00 or $87.34 per sq ft
Average selling price for the homes was $173,812.00 or $84.52 per sq ft.
That is only about 3.5% difference in selling and list price. Note that this does not take into consideration Seller Contributions to the Buyers closing cost which amounts to another 3% on a lot of sales.

You should see the apartment complexes. Verandas at the Point expansion, 100 East, RiverWalk, Parkside at Verdae, Enclave Paris Mountain, Pelham Road next to Spectrum Lasik, etc are all getting built right now. More apartment complexes are planned on Woodruff Road within Verdae and on Lauren's Road within Millennium Campus also.
Developers are having trouble keeping up with demand in this area from what I hear.
