If this is the neighborhood which i think, about 7 minutes off from Woodruff Road, it's definitely a nice area

I would reccomend checking Ashmond Bridge Road probably in Mauldin. I'd also suggest reading about the homes coming u in the Verdae Township project

Default Thanks for advice folks on areas

Appreciate all the replies, even the sub-topic of power lines and electricity. My sister moved down to Gower one week before the big storm in DEC 2004(think it was that month) and we heard all about it

Appreciate the specific feedback on some neighborhoods....

We are going to use the Pelham rd library so we will definitely check out the developments around there. Same for Botany Woods.

I have heard from some family that we may be better off driving around and looking for for-sale-by-owner in some neighborhoods along with scheduled appts.

We gave the realtor 8 MLS numbers, 4 of them in 29615, 2 in Simpsonville(29681), 1 in 29611(WESTCLIFFE) and 1 in 29617

I have a specific question on 29611-- I had "heard" it is not in best area or that you have to drive through a less than stellar part of town to get there--does anyone in the know have any feel for particular neighborhood or that ZIP in general?

thanks

I drove through some of the neighborhoods off Pelham and Hudson yesterday. Even though I live nearby I don't think I've driven through them. It's a beautiful area. I think driving around is a good idea. You'll see FSBO's as well as houses perhaps the realtor missed. We did that when we moved here. We saw the house we have now, called the realtor and made an appointment to see it. Even though she had previously shown us two houses in the same subdivivison, she failed to show us this one.

I'm not familiar with 29611 but it's out by White Horse Rd and believe that is in a not so stellar part of town.

agreed.

29611, would not be my choice of places to live...... at all........... and not to say it's an all bad area but it's not a place i'd find myself happy waking up in everyday I do not believe

But there's some decent neighborhoods out there, just as you said, 'around' is not the greatest

Question Thanks for all the tips- appts are set for WED-THURS for homes

Thanks for all the tips, especially on some of the possible neighborhoods.

I want to ask another question, one of the homes we did like alot was in Westcliffe dev which I was told is in Berea. Based on what I have managed to find from reading older posts and other subjects, Berea is not the most desirable area.

Here are my questions- for anyone who is familar with the northside(assume it is north side based on realtor stating we enter greenville proper from north).

--Is it that Berea is not so nice but zip 29611 itself which Berea is part of has nice homes in it?
--Or for those who are familar is this Development in a "nice" section of 29611 and you have to approach it through a not-so-nice area?
Do my questions make sense?

Based on the location of the Westcliffe community, I would say that is definitely a better part of Berea. Most people are concerned with the areas around Cedar Lane Road (S.C. 183) from U.S. 25 toward downtown Greenville. The large area east of U.S. 25 from Cedar Lane Road down to Mills Avenue/I-185 is typically less desirable, but you can definitely find pockets of decent neighborhoods scattered among the poorer parts. On the western outskirts of the city, you will notice attractive new life is springing up in once desolate neighborhoods. It progresses upward as you arrive closer to downtown. This is the beginning of a great new wave of revitalization around that part of Greenville.

I talked on the phone with a very nice real estate agent yesterday who was a referral. After the first minute I felt very comfortable speaking with him. He listened to me rambling about my anticipated move and my concerns, which earns him a gold star in my book! LOL However, when I received a personal email, I found that the attached list of homes showed exactly what I've already seen online. For example, when we spoke I mentioned a new home that looked interesting and he told me I probably wouldn't be happy with the area. Yet the house (same address) was included in his list, so I have to assume the local agents just do the same as I, that is, enter a price range and general area into the MLS database. One home in Easley in the Habersham subdivision that I especially like (although of course I need to see it!) is $10,000 less than the range selected, so it wasn't included. So my concern was that even the best agents might miss the "home of your dreams" which might be $10,000 lower or higher because everyone is relying on computers. I've also told agents before "I absolutely, positively do not want to live in a condo" and every list includes several condos. Maybe when I finally get there, I can zero in on a particular section, but I can't afford to spend a month looking. I was hoping to do 80% online and then make a short trip. Now that I read Janrey's post about FSBO, that adds to the list of houses I might miss if I rely on a search engine.

One other question - I realize that Greenville hasn't experienced the mass exodus that parts of FL are going through, but there has to be a list of short sales and foreclosures. Years ago a foreclosure usually meant the house was in bad shape or in an undesirable neighborhood, but that isn't the case these days. BTW, I was told Berea is such a bad area that this agent won't even show a house in that area, but will refer a client to someone else if she wishes to buy in that neighborhood.

I wish it were possible to shop for homes on my own. What I mean is, wouldn't it be nice if you could get a list and the keys and just go out for a couple of days on your own? I hope this isn't off topic, but this is the way I like to shop for cars, furniture, etc. When I purchase a car, the salesperson who lets me take my time and test drive everything, take the car home, on the highway, etc., is the person who will get the sale. I've made some very serious mistakes in my life because I felt obligated to buy or didn't want to offend someone. I've decided that since this is such a life-changing decision for me, I can't worry about what a bother I am or what anyone thinks of me. It has to be my decision. As Meg Ryan said in When Harry Met Sally "I just like it the way I like it" and this isn't a salad, it's a place to live for many years, maybe until I die.

Try this link. I've heard ads for Monica Heckman Buyer's Only and I understand they are true buyers agents with only the buyer's interests in mind.

Hi
Im a Florida realtor looking to buy in greenville also
Most realtors only hear you say from $200,00 to $ 300,000
Not thinking to try less and go 20 to $40 above the top price range
If the top is $300,000 I would go to $350,000
you might streach and the seller might be ready to go lower.

Also most realtors will add all listings so they cover themself , as it would be unethical
to not show all areas of interest, so they email them and hope something sales.

Good luck
Ted from Jupiter Florida
